Though most of my marketing plan is based on technology it’s important to still incorporate the traditional marketing methods that have worked in the past, such as open houses and mail-outs. I've always been intrigued by marketing and the ways it can help sell a product. In Real Estate a creative marketing plan is the best foundation for getting your home sold faster and for more money. Each home, like each client is individual and for that reason a unique Sold Signplan is created to market your property.

The most important factor that'll determine how fast your home will sell, or even if it will is PRICE. An overpriced home that lingers on the market does no good for the sellers. Instead helps other homes that are priced right sell faster. Prudent buyers will use your over priced home to give value to the lesser priced home. This doesn’t mean, give your home away to the lowest bidder, it means price it competitivly with others in your market. To price your home effectively:

I will...prepare a Comparative Market Analysis (CMA) of homes that are currently on the market, have sold, and have expired in your area. This will help to determine the list price of your home.

We've all heard how a photo says a thousand words. When I sell a home, I only want it to say two...BUY ME! When only the best will do:

Professional PhotosI will… have a professional photographer take the maximum amount of digital pictures of your home and submit them to the Toronto Real Estate Board and the MLS.ca website. With certain homes I’ll also have a virtual tour available for potential buyers to view. This reduces unnecessary showings.

Professional Floor Plans
I will...have professional floor plans done of your home. This helps buyers get a   better idea of  room sizes and layouts. “Honey, our couch would be just perfect here!"



I will... install a for sale sign on the lawn. Also a sign promoting the extra home warranty (if you choose to) and even a sign promoting your home's own web site. i.e. www.8youraddress.com.

Open HouseLock Box I will…deliver flyers to local residents inviting them to open house events and speaking to them directly, making them aware that the property is for sale. A lock box will be installed for other sales representatives to show your home while you’re working or going about your life.

You’ll have access to home stagers, cleaners and repair professionals for those homes that need a little extra help. Not only will your home show better, a clean and staged home can also get you more money.

Your home will get tons of exposure with internal promotion of your listing to our 500 agents.
